If you're planning on selling your home, you want to get the highest return on your investment. To do that, you need to make sure your home is in tip-top shape—and that takes some work. Here are some tips to help you prepare your home for sale so you can get the best possible price.

1. First things first: clean, clean, clean!

It may seem like a no-brainer, but making sure your home is clean from top to bottom is one of the most important things you can do to prepare it for sale. Don't forget those often-forgotten places like baseboards, light fixtures, and window sills. A thorough cleaning will make your home more inviting and help it show better.

2. Give your rooms a fresh coat of paint

A new coat of paint is an affordable way to freshen up your home's appearance—and it can really make a difference when potential buyers are touring your house. Stick with neutral colors that will appeal to a wide range of people; avoid personal or trendy choices that could turn buyers off.

3. Depersonalize your space

When buyers are looking at homes, they want to be able to envision themselves living there—and that's tough to do if your personal belongings are everywhere they look. So pack up those family photos and mementos and put them into storage until after you've sold your house. You'll also want to clear off countertops and tabletops so buyers can focus on the features of the room, not the knick-knacks.

4. De-clutter each room

Start by power washing any dirt and grime off of the exterior of your house; then take care of any landscaping tasks that need attention, such as trimming overgrown shrubs or pulling weeds from flower beds. This is also a good time to add some new flowers or plants to really spruce up the yard. Once the outside looks great, move inside and open up all the blinds and curtains so buyers can see how bright and airy each room is.
