Michelle Answers: Should I Sell My Home Before Buying Another?
Short answer: Selling first may make sense when you need the proceeds from your current home to purchase the next one or want to limit the cost of owning two homes. Buying first may work when your financing and savings can support the overlap and you want more time to find the right property. The right order depends on your numbers, the homes available and how much uncertainty you can comfortably manage.
If you are moving within Hammonton or elsewhere in South Jersey, work through the sale and purchase together before committing to either. A strong offer on your current house is helpful, but it does not tell you whether your next move is financially or logistically workable.
Start with your lender and a realistic sale estimate
Ask your lender to evaluate two scenarios: buying after your current home closes, and buying while you still own it. Confirm the funds needed for the down payment and closing costs, how existing obligations affect qualification and which conditions must be satisfied before closing. Approval and affordability are separate questions. Choose a payment and reserve amount you are comfortable with.
On the selling side, estimate your net proceeds after the mortgage payoff, transaction costs and any negotiated credits. Use a realistic range rather than treating the asking price as guaranteed money. The Consumer Financial Protection Bureau’s mortgage preparation guide is a useful starting point for reviewing your budget and paperwork.
When selling first can be the better fit
Selling first gives you a clearer picture of the money available for your purchase. It can also reduce the pressure of paying expenses on two properties while waiting for a buyer. The tradeoff is the move itself: if you have not secured your next home, you may need temporary housing, storage or two moves.
Before listing, price out that temporary plan. Include the rental, deposits, storage, moving costs and any practical needs such as pets, school schedules or a home office. A plan that works on paper still needs to work for your household.
When buying first can make sense
Buying first can give you time to choose the next home and move before preparing your current property for showings. That flexibility comes with a cost. Ask what you would spend if the sale takes longer than expected, including both properties’ payments, taxes, insurance, utilities and upkeep.
If you would need additional financing to access equity before selling, have the lender explain available options, fees, repayment terms and what happens if the sale is delayed. Do not assume equity is available as cash simply because your property has increased in value.
Can you coordinate both closings?
It may be possible to align the sale and purchase, but the plan should account for delays. Ask your real estate professional and attorney about the timing and any proposed sale contingency or occupancy arrangement. The written agreements, lender requirements and the other parties’ willingness determine what is possible.
For example, a buyer who needs sale proceeds for the next closing should confirm when those funds can actually be used. A scheduled closing date is not the same as cleared funds. Have a backup plan for where you will stay and how you will move if one transaction slips.
Four questions to answer before choosing
- Do I need the sale proceeds to buy?
- Can I comfortably carry both properties if the sale takes longer?
- Where would I live if I sell before finding the next home?
- How flexible are my move date and property requirements?
